If you’re thinking about selling your home, the best date is probably around April 1, according to National Association of Realtors. But some really good dates remain!

Well, it was the best date to list your home.

The April 1 date actually reflects data from 2016 – but it was relevant in 2017. Here’s why: If you want the best date to list your home this year, you may want to consider the last day of March, a Friday. That’s what the 2016 data tell us. And based on everything else we know, it’s probably spot on.

As you may know, the spring and early summer seasons demonstrate an uptick in listings. If you drive around your neighborhood in the spring and winter, for instance, there’s no comparison to the number of “for sale” signs you see in the warmer mouths. The NAR survey of dates also reflects that trend. It’s also common sense. Shopping for a home in the warmer months is simply more pleasant and it may be more convenient for you and your family.

In fact, half of all new listing last year listed between March and July. The most popular month for new listings was April in 2016, followed by March, May, June and July.

As far as the best day of the week to list a home? It’s Thursday and Friday. This makes sense because the weekend is a perfect day for you and your family to go house hunting. Many people may want to set up an itinerary of homes to see a day or two before the weekend.

Here were the top 10 dates for home listings in 2016:

  • April 1 (Friday)
  • April 15 (Friday)
  • March 1 (Tuesday)
  • June 1 (Wednesday)
  • April 8 (Friday)
  • April 14 (Thursday)
  • April 28 (Thursday)
  • March 31 (Thursday)
  • June 3 (Friday)
  • April 22 (Friday)

So given that the warmer months and Thursdays and Fridays are the best times to list a home, the best date for 2017 to list your home is just around the corner.
